More than a dozen U.S. states from Texas to Maine are in the path of totality (including our tristate area) for the April 8 phenomenon, when the moon entirely blocks the face of the sun as it passes between the sun and Earth, according to NASA. “The sky will darken, as if it were dawn or dusk,” NASA said on its website. “Weather permitting, people along the path of totality will see the sun’s corona, or outer atmosphere, which is usually obscured by the bright face of the sun.” Totality lasts as long as around four-and-a-half minutes depending on where the viewer is.

"Buy & Save Program
No payments for up to 90 days for buyer-Sellers or realtor can offer this to buyers where they can pay up to the first 3 payments for a buyer.-Good for renters that can’t get out of a lease and are in the last couple payments OR seller can offer this if they can’t move until 30 days or so after closing.-Any loan type (Conv/FHA/VA/USDA) Temp buydowns(We did a podcast about this earlier in the year. Have been doing these for a while.) -Seller or buyer can pay to lower the monthly payment-We can do these with ANY loan type (Conv/FHA/VA/USDA)-Can do a 1 year, 2 yr. or 3 yr. buydown-1 yr.---rate is bought down 1% for first year. 2 yr.—rate is bought down 2% first year and 1% the second year. 3 yr.—rate is bought down 3% the first year, 2% the second year, 1% the third year.
Lock it & list it-A seller can offer a below market fixed rate to potential buyers before they were to list a property. Builders are doing this but sellers can do this as well.-Seller can lock in an interest rate for a buyer BEFORE putting the home on the market-Fixed rate. No temporary buydown-Preapproval w cash guarantee
Other podcast highlights:-Demand will pick up. Multiple offer situations will start back again. Need to put your best offer forward.-We can do a TBD underwrite on these and can offer the seller a cash guarantee that the loan will not fall thru. If for some reason it does, Fairway will purchase the home and become the backup offer. We were able to win a couple homes for clients using this in 2023.-Seller can choose NOT to accept the cash guarantee and accept a $10k check from Fairway before relisting."

Our mission: VOICES, Inc. is an agency dedicated to protecting the rights of residents of long-term care facilities, in Vanderburgh County, though advocacy and empowerment.
More about VOICES, Inc.
VOICES Inc. is a local non-profit organization founded in 1980 to address the concerns of our 2500 vulnerable neighbors living in local nursing home and licensed assisted living homes in Vanderburgh County. There is one full time Ombudsman who is responsible for those, like Caroline, living in nursing homes. Caroline had always been a private person. Now she found herself in a nursing home sharing a room with a stranger. She missed her cat and wanted to go home, but needed too much care to live alone safely. VOICES, Inc. referred Caroline to a program that helped her qualify for her own apartment where she could live with her cat, and the right amount of help to live independently and safely.
VOICES, Inc also has one part-time Ombudsman responsible for those living in assisted living homes like Rose. Rose had the money to pay her bill at the assisted living home, but her guardians weren’t allowing her to access it. She had to sell some of her prize possessions to buy a graduation gift for her granddaughter. VOICES, Inc. helped Rose regain access to her income, and she didn’t have to face eviction.
VOICES Inc. advocates for those living in long-term care homes, by ensuring they are able to maintain their freedom, dignity, and quality of life. Services include: investigation of complaints, resolution of problems, and protection of resident rights. VOICES Inc. also provides information/training to residents, the general public, and nursing home staff on long-term care issues such as quality of life and care, selection of a nursing home, and sources of payment for care. VOICES Inc. delivers quarterly newsletters to nursing home residents reminding them of their resident rights and who to contact for assistance if there are any problems.
All services provided are free and confidential. Anyone who may have concerns regarding long-term care or residents in a long-term care home may contact VOICES Inc. for assistance in resolving a potential grievance.
